Zack and Cody (Dylan and Cole Sprouse), on their first day of school, meet Max and Tapeworm and befriend them. However, when a cool kid named Drew learns that Zack and Cody live at the Tipton Hotel, he and his friends begin hanging out with the twins, causing them to ignore their real friends. Meanwhile, Mr. Moseby (Phill Lewis) hires Maddie (Ashley Tisdale) as London's (Brenda Song) tutor to make London keep her grades up, but Maddie instead helps out with London to get involved with Lance. Girls check into the Tipton to participate in a beauty contest. Cody bumps into a girl named Rebecca and finds that he likes her and accidentally enters the pageant trying to follow. When he realizes he tries to drop out but Zacks begs Cody to stay so they can use the prize money to buy new bikes. However, Cody later drops out because he wants Rebecca to win. Zack then enters doing skateboard stunts but they are disqualified after the judge of the beauty contest and Carey discovers that Cody is dressed in girl's clothing and Rebecca wins learning Cody is a nice person. Then Rebecca kisses him before leaving as Cody thinks girls are better than a new bike. | A hotel guest named Jason checks into the Tipton Hotel and Maddie seems to like him very much. When London invites her and Jason to see a concert, she asks Maddie to play along for one night and act rich. This backfires when Jason and his parents stay another night in Boston, and when Zack and Cody get involved. They get her into the imperial suite, but another guest, the Amputator, checks into Maddie's suite, so the boys must dismantle the suite in order for the wrestler to check out of the hotel. | ||||||

Mr. Moseby, worried that their antics will get him in trouble with the hotel inspector, gives Zack and Cody tickets to a baseball game and money for dinner so they will not be at the hotel during the visit. However, they return just as the meeting with the inspector, Ilsa (Caroline Rhea), is going on. The two rats that they were using for a science project, then run loose in the hotel (Zack had brought them to the game without Cody's knowledge), getting Mr. Moseby fired and replaced by Ilsa. Zack and Cody get grounded for a week for rollerblading in the lobby, injuring Mr. Moseby in the process. When they find out a famous couple is getting married at the hotel, they buy a camera off Maddie to take a picture of the kiss that was rumored to be selling for 20,000 dollars. Zack sneaks into the wedding and takes the picture, only for Maddie, Cody, and Zack to be busted by Mr. Moseby. The boys are grounded again for another week after Carey finds out. Note: This was originally the first episode of the entire series, as the episode style and layout was that of a pilot episode and many of the props used in the episode (such as Maddie's uniform or some furniture in the Martins' suite) were not used in future episodes. Additionally, Maddie has brown hair instead of blonde hair in this episode. An alternate version of this episode also aired with different cuts and extended scenes, including an extended scene after Maddie and London talk and London says "Hold that elevator!" and more conversations between Zack and Cody when they are observing armpit hairs and when Carey refers to the previous hotel accident. |

Arwin, the hotel engineer, sends Carey flowers and a poem. However, she thinks they were sent by Serge the concierge, who when asked, lied to Carey about the flowers and poem. When Zack and Cody find out, they help Arwin tell Carey that it was him who sent the flowers. Meanwhile, London's father the owner of the Tipton is attending her father-daughter dance, but he fails to show due to usual circumstances. So Cody fills in for Zack despite a terrible dancer. London loans Maddie money for her parents trip to Paris so in return Maddie works for London Until she can repay her. Maddie's high school prom is coming up, and Zack finds out by throwing it at the Tipton. When he overhears her saying that she likes a guy who has an age difference from her by three years, he thought it was him, not Jeff the guy she liked. Meanwhile, a circus comes to the Tipton, prompting Cody to act like a mime. When Zack gets his heart broken by Maddie, she gets her heart broken by Jeff, who has a college girlfriend. Zack, Cody, Max and Tapeworm organize a band called Rock Squared for battle of the bands, but due to fighting, Cody quits the band. On the day of the event, Max locks the twins in their closet, but they find their own way there, with help from Arwin. Meanwhile, Maddie and Lance's band Waterworks for battle of the bands instruments' are funded by London after they promise she can be a back-up singer, but she is a terrible singer. Esteban is accused of a jewelry theft after someone's jewelry was stolen. Zack and Cody try to prove it wasn't him, but they end up crashing a Bar Mitzvah, for which they get punished. Meanwhile, London can't bring her dog onto her dad's ship, so Maddie takes care of Ivana while she's gone. When Zack and Cody overhear the real thieves talking about heading up to London's suite, the twins, Esteban, and Maddie all set a trap to catch the real thieves. When Zack and Cody's football breaks a painting hung up in the hallway, they find an article on the back saying that someone was coming back for his treasure. Desperate, Zack, Cody, Maddie, London, and Esteban all imagine what their life would be like if they found the treasure, despite London already being rich. They all search frantically for the treasure, but they end up breaking into the bank of Boston. In the end, the real treasure was Muriel. Zack and Cody watch a video of them being born, but in the video, their mom might have mistaken them for each other, so they become the complete opposite of themselves. Meanwhile, London becomes poor after finding out her father went bankrupt from a failed investment of diamonds, so she stays with Maddie until her father can find a place for her to stay. At the end of the episode, Carey gets her kid's birth certificate from the hospital and tells which of her sons are which. London starts a rumor about Maddie and Lance that angers Maddie, eventually leading her into accidentally beginning a rumor about London that she has real fox fur in her closet. It turns out that she pronounced faux as fox, which caused Maddie to think she had real animal furs. Cody tries to make himself look less like Zack by dyeing his hair, it accidentally turned red and he asks Zack to take his place in an interview. Cody gets a good grade and Zack gets a bad grade in school and Carey threatens Zack that he will have to go to summer school if he can't keep his grades up. However, after he finds out that Bob gets more time to complete tests because he has dyslexia, Zack pretends that he has dyslexia too. Mr. Moseby loses his voice, causing havoc in the hotel. London and Maddie play chess but London keeps winning so they keep playing until Maddie wins. When she can't, London eventually lets Maddie win. Esteban helps Moseby gets his voice back by giving him a special treatment and Zack is punished for being lazy and lying to his teacher and Carey about dyslexia and is forced to do extra homework as his punishment. A rumor is circulating around the Tipton Hotel that Suite 613 is haunted by a ghost. Meanwhile, Zack plays practical jokes on everyone, embarrassing them around other people. Later, when they hear that London has dropped her purse with a thousand dollars in Suite 613, Maddie, London, Zack, and Cody all run up to get it. On the way, Muriel tells them about the ghost whose name was Irene a very wealthy woman. In 1942 Irene and her husband checked in on their honeymoon night and then went off to join the Allies in World War 2 and never came back he "met" an Itailian woman Irene snapped threw a gift of hers at the mirror thus shattering and unintentionally killing herself. Muriel then leaves. When Mr. Moseby finds them in the suite later on, he tells them of the experience he had with suite 613 when he was only a bellhop in the hotel. Then Zack dares Cody to spend a night at 613 and the person who runs out first owes the other five dollars. In the suite, they try to talk to the spirit (Cody, Zack, London, Maddie, and Esteban) getting Esteban possessed and making Cody, Maddie and London disappear then it is revealed to be a practical joke for Zack. At the end of the episode, Zack and Cody look for Cody's blanket when a woman who looks exactly like Irene approaches them and gives Cody back the blanket and leaves, passing through the wall with a portrait in the wall meaning the ghost of Irene is real. Note: Irene, the ghost of suite 613, is mentioned in The Suite Life on Deck episode "The Ghost and Mr. Martin", when Zack says that ghosts exist because they saw one in the Tipton hotel. Everyone's plans for Christmas are cancelled when a snowstorm traps everyone in the Tipton. Carey and the boys are stuck with Kurt. After Cody sees Carey and Kurt hugging he thinks they are getting back together. Maddie tries to get an expensive present from London by writing her name on all the Secret Santa slips, and asking London to pick. In the end though, Maddie is disappointed when London gives her a sweater that she sewed herself, with no hole for the head because there is a third arm instead. Mr. Moseby has to have Arwin's help to keep everyone in the hotel warm by firing up a furnace with ripped-up furniture. While this is happening, a couple named Joseph and Mary (who is expecting a baby girl) come to stay at the Tipton on Christmas Eve, and she goes into labor, but can't make it to the hospital because the roads are closed. Agnes finds out it's really Zack, not Cody, on the date, and begins to like him, instead. London sets up her dog Ivana on a date with another rich dog. A commercial for the Tipton is being shot at the hotel. All of the employees have to audition. The director didn't like anybody who auditioned, but picked London because her father signs his paycheck. London is horrible, so she is fired and replaced by Mr. Moseby who trips and breaks his leg, so Carey (who had previously dated the director) does the commercial. | Prince Sanjay, The Prince of Ishkabar stays at the Tipton and becomes friends with Zack and Cody. He tells them he just wants to be a normal child and Zack takes him to the mall while Cody takes his place in a meeting with the mayor (Cody wears a Shabakababa which is a worn on occasions in Sanjay's culture – it covers the face so nobody could tell it was Cody). While trying to impress girls, Sanjay accidentally steals clothes while thinking that it was ok and that his people will pay for it. Zack and Sanjay end up in mall jail. Meanwhile, London thinks she has spotted a UFO and Maddie helps her because London keeps ordering delicious and expensive food. In the end, it turns out to be a mylar balloon from London's birthday party caught on a TV antenna. | ||||||

London likes a merit scholar (Zac Efron), and Maddie helps her to trick him into thinking she is smart. Cody moves into a coat closet because Zack is too messy and doesn't clean his side of the room. To Zack's surprise, Cody makes the room more "home" like by putting in a flat-screen TV and more. It has the gag out of the TV show The Odd Couple that Zack is like Oscar and Cody is like Felix. The French Ambassador and his daughter visits the Tipton Hotel, and both Zack and Cody develop a crush on the daughter, Jolie, although neither of them knows French. Following his mom's advice, Cody locks Zack in a coat closet, then hires Mr. Moseby to translate for him. He eventually gets to dance with Jolie, but while doing so, Zack arrives with 2 cards: One full of compliments and one full of insults. Cody takes the insults (which he mistakes for compliments) and the daughter goes to Zack. However, Bob, who speaks fluent French, gets Jolie at the end. Meanwhile, Esteban is upset when London can beat a street thief but he can't. To cheer him up, Maddie arranges a plan for Arwin to pretend to be a thief and let Esteban defeat him. Things go wrong when Arwin forgets about the plan and Esteban must fight a real thief instead. Note: The waiter that said "Third door on the left" was also in the episode Shipnotized on Suite Life on Deck. | Mr. Moseby receives information that a food critic called Bernard Burnaise is coming to the Tipton to try out the food. He is told that Burnaise has three different disguises: A middle-aged woman, a Chinese man with a long beard, and a cowboy. Mr. Moseby then hires Zack and Cody to sneak around the hotel and find out who exactly is Burnaise. They conclude that a Texan cowboy is actually Burnaise and Mr. Moseby orders Chef Paolo to cook a wonderful meal for him. Things take a turn for the worse when Chef Paolo quits after being insulted, and Cody must take over, having London, Maddie, and Zack as his kitchen staff. What they don't know is that although the cowboy is impressed with his meal, he is actually not the real food critic, who suddenly appears to give the Tipton another chance when he realizes the situation and the struggle to serve the cowboy. Chef Paolo then decides to go back to work at the Tipton, where his being in charge assures that the Tipton will get good reviews. | ||||||

| Zack and Cody try to save the Tipton's carriage horse (Tippy) from being sold to a mean lumberjack when the horse carriage driver Henry gets retired. London borrows Maddie's great grandma's brooch, but when she loses it, Maddie makes her feel bad. Mr. Moseby arranges a banquet with Mrs. Delecourt. The boys sneak Tippy into the hotel and have him stay with Arwin, but then Tippy escapes so the boys look all around the hotel. London tells Carey that the broach is in the trash but she's not looking there. But Carey tells her that a good friend would help look for it. So Arwin and London look for it in the dumpster and run into a homeless guy. At the end, Mrs. Delecourt convinces Mr. Tipton not to retire Henry, and the homeless man comes to the hotel with Maddie's brooch. | ||||||

After the boys' father Kurt comes over to visit to take some time off from his tour so he can watch his boys graduate, he lies to his parents, making them believe that he passed and that he will graduate as Zack sneaks into graduation and stealing someone's cap and gown and pretending to get a diploma by shooting a spitball at one of the teachers. However, at the party they throw for the boys' graduation, he is overcome with guilt and announces in front of everyone that he has failed English and that he didn't graduate and Zack is forced to give Kurt back his favorite vintage guitar that Kurt gave Zack to him. The employees think 'Arwinstein' is Arwin in his costume for Halloween. Meanwhile, London is hosting a Halloween party at the Tipton, which has a costume contest, and the winner gets diamonds. Arwinstein shows up at the party and becomes the winner of London's costume contest. Soon, Arwinstein kidnaps Carey and everyone finds out that Arwinstein is a monster. However, Zack who is afraid of bugs, accidentally releases the bugs into the Tipton. London's site then starts to get less viewers and she apologizes to Cody, inviting him back to be the producer. In order to win the Golden Netty award, Cody sneaks out and gets The Cheetah Girls as guest stars for London's show but is surprised when he finds out that Maddie has already booked Chris Brown as a guest star. In the end Carey finds out and goes on a rampage against the blatant disobedience of her sons, scaring Chris, the Cheetah Girls, and the live audience, and angrily grounds Zack and Cody again in rage. Zack and Cody get an offer to stay in the King Neptune suite on the SS Tipton with their mother if she will sing, however, they don't tell her that she will have to sing, and after a couple hours she finds out herself. Since Carey does not think it is a vacation if she has to work, she offers to pay for her room herself, although the only room she can afford is the "Sardine Suite" in other words the storage room. Also, Sardine Suite members only get fed one small plate of food a day. Carey finally gives in and agree's to sing. Unfortunately, she falls asleep in the sun and gets a sunburn, no longer able to perform. Zack and Cody then perform in her place, stating that because their mother has made so many sacrifices for them, it is time they made a sacrifice for her. When the uptight cruise director says this is not authorized, the audience applauds Zack and Cody and says they put on a great show. Meanwhile in Boston, London is hosting a 24-hour telethon during her "Yay Me!" Staring London Tipton" broadcast. In this episode of "Yay Me" London takes Maddies advice to raise money for the less fortunate through phone pledges. They plan to have special guests come in from around the world and perform to help the cause. However, a blizzard occurs, which prevents any of London's guests for her broadcast to get to the hotel (since the roads have all been closed). Therefore, they are forced to improvise, which include Mr. Moseby jumping through a hoop like a dog, Maddie and London performing a ventriloquist act, and London spinning plates. After almost the full 24 hours, London gets tired and decides to log off. Then they realize that their internet connection has been lost for over twenty three hours and that all their performances had been for nothing. The news of a visit from Mr. Tipton gets the employees excited and they start reminiscing about their good deeds, while thinking about who deserves a possible $50,000 bonus. When Mr. Tipton arrives he is in a bad mood, which means somebody will be fired and nobody will get the raise. All fingers point to Carey because of the boys' mishaps, but Zack & Cody come up with a plan, involving Muriel, to protect their mother. Muriel makes a mistake in front of Mr. Tipton and he fires her, not realizing that she had already retired some time ago, also Mr. Moseby accidentally breaks the vase in the hotel. Notes: This is a flashback episode and aired during "The Suite Life and Times of London Tipton" marathon, and also the series finale. |
