Kite Hill is a development in southern Orange County, California; located in the City of Laguna Niguel, California. It is on the border of Laguna Niguel near Aliso Viejo, California.

Kite Hill North and Kite Hill South streets can be accessed from Alicia Parkway. Many of the homes have premium view lots looking down on the Laguna Niguel Lake and surrounding city view. Although it is a private community, the streets are open to normal traffic.

The facilities unique to the development are first seen welcoming you at both entrances to Kite Hill are marble monuments with lighted fountains, an ample size private park containing: six lighted tennis courts, two volleyball courts, basketball court, soccer field/baseball field, shade trees, covered picnic benches, Olympic size swimming pool, cabanas, children's park, paved and lighted walking paths through about a quarter-mile of the recreational facilities, and a gated, unstaffed recreation center.

The community has a strong Homeowners Association and sees to it the homeowners maintain their property. Phase one/tract one was built in 1978 and the community was finally built-out in 1998. The development consists of detached family housing of single and double story plans, running the range of 740 thousand to 1.2 million dollars in price.
